It examines how factors like population growth, urbanization, and infrastructure development influence fluctuations in property rental values. Utilizing a mix of primary data from surveys and interviews and secondary data from historical records, the research highlights key variables affecting rental prices, including location, property type, construction materials, and market demand. The findings reveal that the rapid urbanization following Osun State’s establishment in 1991 significantly impacted property markets. Rental values of residential properties such as tenement buildings, flats, bungalows, and detached houses have shown substantial variations across Osogbo’s neighborhoods, driven by socio-economic factors and developmental trends. The study further underscores the critical role of proper urban planning and policy interventions to stabilize and optimize the rental market. By providing insights into the determinants of property values, this research aims to guide policymakers, real estate investors, and developers in understanding market dynamics and fostering sustainable urban development. The study concludes with recommendations to improve housing affordability and rental value regulation, ensuring balanced growth in Osogbo’s residential property market.
